Staging Checklist

  • β€’ Organize and declutter every room. Keep decorations to a minimum.

    β€’ Empty the garage, attic and closets as much as possible to maximize the appearance of storage space.

    β€’ Clean everything. Consider hiring a professional service to conduct a deep clean of the entire home.

    β€’ Remove personal items and memorabilia, including family photos, trophies and collectibles.

    β€’ Replace dead light bulbs.

    β€’ Open draperies and blinds to increase natural light.

    β€’ Ensure all doors, cabinets & windows open and close properly.

  • β€’ Remove unnecessary furniture to create as much walkable area as possible.

    β€’ Use lamps to increase brightness.

    β€’ Thoroughly clean the fireplace and replace old screens.

    β€’ Use coordinated accessories to create coherence.

  • β€’ Clear countertops except for a few thoughtful, decorative items.

    β€’ Empty cabinets and drawers and remove dishes, flatware and cookware that don't match.

    β€’ Clean all appliances, including the inside of the oven, microwave and refrigerator.

    β€’ Clean and organize the pantry to maximize space.

    β€’ Empty trash cans and move them out of sight.

    β€’ Remove coupons, magnets and photographs from the refrigerator.

  • β€’ Scrub every surface, including hard-to-reach areas behind the sink and toilet.

    β€’ Remove personal products like medicine and hygiene supplies.

    β€’ Replace old shower curtains and bath mats.

    β€’ Use vinegar to remove hard water stains and clean shower heads.

    β€’ Use neutral-colored towels and washcloths.

    β€’ Check the condition of caulk and grout and repair as needed.

    β€’ Deodorize with baking soda and avoid overpowering chemicals like bleach.

  • β€’ Remove clothing and coat hangers from closets to maximize space.

    β€’ Store jewelry and other valuables in a safe location.

    β€’ Depersonalize by removing unneeded decorations.

    β€’ Remove video game consoles and standing electronics, especially those with exposed cords.

    β€’ Replace floral prints and other feminine or masculine items with gender-neutral alternatives.

  • β€’ Remove personal items like family portraits.

    β€’ Patch any holes and consider a fresh coat of paint where needed.

    β€’ Replace missing or damaged outlet covers.

    β€’ Wash windows, inside and out.

    β€’ Repair or replace damaged screens.

    β€’ Consider repainting bold and gender-specific colors with bright, neutral alternatives.

  • β€’ Power-wash the home exterior, driveway, and porch areas.

    β€’ Clean the mailbox or replace it if necessary.

    β€’ Weed beds and trim back trees and shrubs. Consider fresh mulch.

    β€’ Store lawn equipment and children’s toys out of site.

    β€’ Replace any bulbs around the exterior of the home.

  • β€’ Remove pet hair from furniture and all surfaces.

    β€’ Consider special cleaning products to remove pet stains.

    β€’ Remove beds, toys, food bowls and other pet items.

    β€’ Be sure pets are not present for showings.

  • β€’ Consider a fresh coat of paint on older cabinets.

    β€’ Use high-adhesion primer and an epoxy based paint to freshen up dated tile.

    β€’ Open windows and use candles to create an inviting aroma.

    β€’ Use mirrors to increase the appearance of space and brighten dark areas.

    β€’ Avoid cooking odorous foods on showing days.
