When Life Gets Complicated, Good Real Estate Guidance Matters Most

Two Goals, One Timeline

Recently, we had a set of seller clients, a couple going through a divorce, which meant we weren't just selling a house, we were helping two people untangle a shared life while staying on the same timeline and financially protected. Adding to the complexity, one seller also needed to buy a new home, closing in near lockstep with the sale.

That's a lot of moving parts: two transactions, two sets of deadlines, two people who needed to feel heard even as they were, in every other sense, on separate paths. We built a timeline that let every piece move in sync, and we kept communication clear and constant because in a divorce, ambiguity isn't just inconvenient, it's fuel for conflict.

Then some Gasoline got thrown in to the mix

Just as the sale gained momentum, there were questions about the value of the home and would it even appraise at the contract price. Some questioned price and may have believed that appraisal would bring price down. In a deal that already had emotional volatility built in, doubt like that doesn't stay contained, it spreads. What should have been routine negotiation started to feel like a small fire getting fed more fuel. And not to complicate things… the buyers were also selling a home out of state. They were already in contract with one buyer and almost through inspections, and then that buyer terminated, and a new buyer took the place, adding additional complications due to extended the type of loan they were using.

Our sellers were troopers through it all as we navigated the waters with constant communication to sellers but also with the agent out of state that was selling the buyers home. The agent out of state was amazing and quite literally was a huge asset to us and our clients by providing updates up until the end. In our experience over the last 23 years of helping buyer, sellers and investors reach their real estate goals, we know that most agents do not go above and beyond with communicating with contingent deal and their agents and many would have thought this deal dead. Many had doubted the price but that doubt turned out to be exactly that ; doubt, not data. The home appraised at full value.

The home sold at list price, appraised without a hitch, and closed on schedule — right alongside the purchase that gave our seller the fresh start at exactly the moment they needed it. No dropped balls, no renegotiated price, no panic.
